Who is a property manager?
A property manager looks after rental homes on behalf of their owners. That could mean finding tenants, collecting rent, arranging maintenance, carrying out inspections and making sure everything meets New Zealand tenancy law. Whether you are a solo operator, part of a boutique agency or in a larger team, you are the one who keeps the rental journey running smoothly for everyone.
Sound familiar?
- Every owner wants an update and every tenant wants an answer, usually at the same time.
- Compliance documents, inspection reports and invoices are spread across inboxes, drives and paper files.
- Maintenance requests arrive by text, email and phone, and following them up takes time out of your day.
- One missed date, such as a bond lodgement, an inspection or a notice period, can cost you a client.
- Regulation is coming and you need records that stand up to scrutiny.

Getting ready for registration
The Government plans to introduce registration for residential property managers. Under the proposal, property managers would be on a public register and follow a code of conduct with professional standards, and organisations would keep full records for at least 7 years. The Bill has not been introduced yet, but the direction is clear: accountability and good records.
The Rental Home helps you build those habits now. Every document, decision and conversation is kept in one place.
